Figures Highlight Strong Property Gains Near Transit-Linked Areas

Analysts have long pointed to the strong link between infrastructure and real estate performance. But how does it really impact property values on the ground? 

BusinessWorld report noted that the effects are already becoming visible as the government accelerates large-scale transport and connectivity projects across the country. 

Quoting property consultancy firm, Colliers Philippines, the report said properties located near major infrastructure projects are able to command premium prices and lease rates as buyers increasingly prioritize accessibility and mobility. 

The same report, citing Colliers Philippines, said property seekers are placing greater value on developments that cut commute times and provide direct links to business districts, commercial centers, and essential services. 

Data Point to Sustained Price Growth 

Empirical data cited in the BusinessWorld report reinforce this trend. 

From 2016 to 2023, house and lot developments in areas tied to infrastructure expansion posted annual price growth of 3.6 percent to 7.2 percent, while lot only developments recorded stronger gains of 6.7 percent to 15.4 percent per year, according to Colliers Philippines. 

Large scale transport projects are expected to further reinforce this trajectory. 

The Metro Manila Subway Project is seen boosting the appeal of major districts such as Quezon City, Ortigas, BGC, Pasay, and Valenzuela.

These areas are poised to benefit from shorter travel times and expanded labor access, factors that typically translate to stronger residential demand and rising office rents. 

Developers and investors are responding accordingly. Proximity to rail lines, expressways, and airports has evolved into a primary selling point rather than a secondary advantage. 

Accessibility is now treated as a built-in amenity, shaping pricing strategies and project positioning across Metro Manila and nearby growth corridors. 

Prevalence of Transit-Oriented Developments 

In response, major developers are recalibrating their strategies to align with infrastructure development. Transit-oriented developments are becoming more prevalent, particularly in the capital region where land supply is limited and demand remains concentrated near business hubs.

Stations such as Quezon Avenue, Anonas, and Ortigas are expected to provide faster connections between residential communities and central business districts once operational. This improved connectivity is expected to enhance the attractiveness of nearby residential developments and support long-term value appreciation. 

The Oriana and Infina Towers, both located along Aurora Boulevard, also benefit from access to the LRT-2 Recto-Masinag line. Their proximity to Anonas and Katipunan stations, along with the future Anonas Subway station, places them within a corridor where multiple rail systems are expected to intersect, strengthening connectivity across the metro. 

The Erin Heights along Commonwealth Avenue corner Tandang Sora, meanwhile, is within walking distance of the future Tandang Sora Station of MRT-7. The line will connect North Avenue in Quezon City to San Jose del Monte, Bulacan, offering an alternative route along one of Metro Manila’s busiest corridors. 

In Caloocan City, The Calinea Tower is located near LRT-1 Monumento station and is expected to benefit from the line extension toward Bacoor, Cavite. It is also located near the alignment of the North-South Commuter Railway, which will link Clark International Airport to Calamba, Laguna. 

In Pasig City, The Valeron Tower will be close to the future MRT-4 Tiendesitas Station, providing access to Pasig, Mandaluyong, Cainta, and Taytay. The development is also near several Metro Manila Subway stations, including Ortigas and Shaw. 

Other developments reflect similar planning logic. Sage Residences in Mandaluyong is located near MRT-3 Shaw Station, while Fortis Residences in Makati benefits from proximity to MRT-3 Magallanes Station. These locations cater to buyers seeking reduced travel time and better integration into Metro Manila’s expanding transport network. 

As infrastructure projects move toward completion, the link between connectivity and property values is expected to become even more pronounced. For developers and investors, location is no longer defined solely by geography but by access, mobility, and integration into the broader transport system.
