Construction has commenced on the first section of the Metro Manila Subway Project with the groundbreaking of the Shaw Boulevard and Ortigas stations last October.
Dubbed as “Project of the Century,” the Metro Manila Subway Project is expected to help solve the metro’s traffic mess and make inter-city travel faster once operational.
The project, which will have 17 stations along its 33-kilometer route, is seen to cut travel time from its Quezon City to NAIA routes, from one hour and 10 minutes, to just 35 minutes.

Higher Property Values
Convenient inter-city travel aside, property consultancy firm Colliers Philippines also sees the project, which is the Philippines’ first-ever underground railway system, raising land and property values in adjacent areas.
“It should also improve accessibility in major business hubs and raise the attractiveness of fringe areas and underserved periphery locations in the capital region ripe for township development,” Colliers Philippines said.
“Colliers also sees the project raising land and property values in locations near the subway’s stations,” Colliers Philippines added.
With this, it would be wise for investors to pursue residential properties near the subway’s stations, the property consultancy firm said.

Preselling DMCI Homes condos near the subway
In the case of DMCI Homes, among the company’s preselling condominiums that are expected to directly benefit from the subway operation are The Crestmont, The Erin Heights, The Oriana, and The Orabella in Quezon City; and Prisma Residences and Allegra Garden Place in Pasig City.
Quezon City projects The Erin Heights in Tandang Sora Avenue; The Crestmont in Panay Avenue; The Oriana in Aurora Boulevard; and The Orabella in P. Tuazon Avenue have excellent proximity to the proposed Quezon Avenue Station, Tandang Sora Station, and Anonas Station of the subway respectively.
Pasig projects Prisma Residences and Allegra Garden Place in Pasig Boulevard, on the other hand, are surrounded by several proposed stations of the subway namely Ortigas Station, Shaw Station, Kalayaan Avenue Station, Bonifacio Global City Station, and Lawton Station.

Transit-oriented developments
Also seen to benefit from the project are DMCI Homes preselling projects near stations of train networks that are linked to the Metro Manila Subway Project.
These include Satori Residences in Santolan Avenue, Pasig; Fortis Residences in Chino Roces Avenue, Makati; and Sage Residences in Barangay Mauway, Mandaluyong City.
Satori Residences is within walking distance from the Santolan Station of the Light Rail Transit Line 2 (LRT-2) while Fortis Residences is well-connected to a wide array of transportation terminals in the vicinity like the Magallanes Station of the Metro Rail Transit Line 3 (MRT-3).
Newly-launched Sage Residences, meanwhile, has excellent proximity to the Boni and Shaw Stations also of the MRT-3.
