C-5 Ortigas Corridor Emerging as Metro Manila’s Next Transit-Linked District

Infrastructure is playing a huge role in shaping Metro Manila’s urban geography, with the C-5 Ortigas Corridor among the areas expected to benefit as major transport projects progress. 

The corridor, spanning Bagong Ilog in Pasig to Libis in Quezon City, forms part of the 44-kilometer C-5 Road network that links key cities across the metropolis.  

Its location provides access to major CBDs, residential communities, and offices, reinforcing its position as both a transport corridor and an emerging business address. 

Growth Anchored on Connectivity 

The area is already characterized by a mix of mixed-use estates, residential towers, office developments, and retail centers. However, its longer-term growth prospects are closely tied to a pipeline of infrastructure projects expected to improve mobility and connectivity. 

Property consultancy firm Colliers Philippines in a report said the strategic value of C-5 Road is likely to strengthen as these developments move forward, noting that such projects are intended to improve travel efficiency and unlock new areas for growth. The firm added that enhanced connectivity is expected to influence business location decisions and residential demand over time. 

Road Projects Expanding Access 

Some of these improvements are already evident. The C-5 South Link Expressway, which connects CAVITEX, SLEX, and C-5, has cut travel time between Taguig City and Parañaque City to around 10 minutes, improving access to southern Metro Manila. This highlights the impact of targeted road infrastructure on travel patterns.

Several major projects remain underway. The NLEX-C-5 North Link Project is expected to connect Mindanao Avenue to C-5 near Katipunan, easing congestion in parts of Quezon City and Valenzuela. Meanwhile, the Southeast Metro Manila Expressway, or C6, is being developed to strengthen connectivity toward the eastern corridor. 

Rail Infrastructure to Reshape Mobility 

Rail transport is also expected to reshape accessibility. The Metro Manila Subway Project will introduce high-capacity underground transit, with stations planned near the corridor, including Camp Aguinaldo and Ortigas. This is expected to provide a faster and more reliable alternative to road-based travel. 

The planned MRT-4 line will further support connectivity. The 12.7-kilometer elevated railway, which will run from Quezon City to Taytay, Rizal, includes a station at Tiendesitas, placing the C-5 Ortigas Corridor within its immediate service area. The Department of Transportation has proposed upgrading MRT-4 into a metro rail system to accommodate higher passenger volumes. 

Other road projects, including the BGC–Ortigas Center Link Road and the Parklinks Bridge, are also improving east-west connectivity and easing movement between BGC and Ortigas. 

Connectivity Seen to Drive Property Demand 

Taken together, these infrastructure investments are gradually strengthening the corridor’s appeal. Its accessibility and proximity to both established and emerging districts are making it more attractive to developers and businesses looking beyond traditional CBDs. 

Among the developments located along the corridor is The Valeron Tower, a 55-storey mixed-use project by DMCI Homes in partnership with Japanese conglomerate Marubeni Corporation. Located at the corner of C-5 and P.E. Antonio Street in Pasig, it is positioned to benefit from both existing access and future transport links.

The project reflects the growing preference for transit-oriented developments, with accessibility becoming a key factor for buyers and investors. Its location provides proximity to major roads and planned rail stations, offering convenience for residents working in nearby business districts. 

The Valeron Tower is also competitively priced. With pre-selling units averaging around ₱171,000 per square meter, it remains below price levels in Makati and BGC, as well as below averages in Ortigas Center and the wider C-5 Pasig area. This positions it as a relatively accessible entry point into a corridor anticipated to be the metro’s next big CBD. 

Beyond residential units, the project will feature commercial spaces that support retail and service establishments, aligning with the mixed-use character of nearby estates such as Arcovia City, Bridgetowne, and Parklinks. 

Outlook for Sustained Growth 

Market observers note that infrastructure-led expansion has historically supported property value growth in Metro Manila. As major transport projects move closer to completion, areas with improved accessibility tend to see increased demand from both end-users and investors. 

Colliers Philippines said momentum along the C-5 corridor continues to build, with infrastructure and development activity reinforcing its long-term potential.
