DMCI Homes Exclusive’s Fortis Residences to rise on upgraded Chino Roces Avenue

From a mere swampland in the 1570s, Makati City has transformed into the country’s top business district, featuring luxury malls and corporate towers for multinational firms. Now the city government is upgrading it with a redevelopment plan for a greener and more vibrant Chino Roces Avenue as the Makati Southwest Gateway.

A portion of the avenue spanning 2.12 kilometers or 486,480 square meters has been opened for residential and commercial developers.

“It will provide developers more flexibility in terms of design. The city government envisioned this area to be a platform for visionaries, incubators spaces, and promising startups,” Engineer Merlina Panganiban, head of Makati’s Urban Development Department, said Friday in an email to Daily Tribune.

Under the redevelopment plan emailed to this paper, Chino Roces will have parks and green buildings, pedestrian-friendly walkways and transport hubs, public art spaces and diverse shops.

The plan says the facade of the buildings should have landscaped gardens, sky gardens at their roof decks, lines of trees on their surrounding walkways and tropical and resort-like architecture.

For commercial establishments, Panganiban said Chino Roces Avenue is also being redesigned to be “Makati’s information and technology hub, and the business diversity to include startups will support the incubation of other industries.”

She added the upgraded avenue will also have specialty shops, cafes, and health and wellness spas.

The avenue will have a “stage for the Ninoy Aquino International Airport and Makati Departure and Arrival Center for ease of transportation.”

“Long-term vision sets Makati apart from other cities in Metro Manila. Acknowledging the need to respond to changing times, preferences and lifestyles of its residents and users, the city is continuously improving to breathe new life into this dynamic, modern urban sprawl,” Joey Bondoc, head of research at Colliers Philippines, a property consultancy, said.

DMCI Homes joins in reinvigorating Chino Roces Avenue as it builds its luxury, resort-inspired condominium project, Fortis Residences.

The property features smart and green technologies and design to cater to now more health-conscious Filipinos and foreigners.

Colliers Philippines found over 90 percent of its survey respondents now seek condominiums with “natural lighting, optimized air quality, rainwater catchment facilities and vertical gardens in their upcoming projects.”

Fortis Residences will feature plants mounted on the columns of the building’s entrance and several pocket gardens and tree-lined walkways at the amenities area, allowing residents to be soaked in natural light and air to flow freely.

Aside from expansive balconies, residents will also have more air with DMCI Homes’ Lumiventt Design Technology, which is elevated patios.

Meanwhile, its smart lighting technology uses sensors to switch on lights only when people are around to use them.

Fortis Residences will also have charging stations for electric cars and other plug-in hybrids.

Aside from these condominium features, Fortis Residences is in the right place as residents can enjoy nearby shops. At the same time, investors are assured of tenants from company executives at the new offices and shops along Chino Roces Avenue.

“Growth in residential spaces is mostly driven by office and commercial spaces in the area. The more liberal tax policies of the government should encourage more businesses in Makati,” George Barcelon, president of the Philippine Chamber of Commerce and Industry, told Daily Tribune.

With the implementation of the Corporate Recovery and Tax Incentives for Enterprises starting, domestic and foreign companies can now pay lower income taxes, with exceptions to specific businesses.

As more global economies reopen, Barcelon said companies would likely reimpose the return of on-site work activities in the offices.

“Work-from-home setup led to lower office occupancy during the pandemic. But it has already increased as companies and employees found some inconveniences with this setup, and the return of office workers will also support demand for retail shops and restaurants,” Barcelon said.

Chino Roces Avenue is also a short distance from lifestyle center Ayala Center Makati and just 15 minutes away from Bonifacio Global City in Taguig City during light traffic.
