Quezon City is entering a period of significant transformation, and according to a recent study by real estate consultancy Prime PHL, no other city in Metro Manila stands to benefit more from the region’s ongoing railway boom.
With the upcoming completion of the 22.8-kilometer MRT-7 and the forthcoming Unified Grand Central Station, the number of train stations serving Quezon City will increase from 11 to 18.
This expanded access will connect the city to San Jose del Monte in Bulacan and Pasay City in the south, offering residents shorter commutes, improved mobility, and new opportunities for work and leisure.
“This current and upcoming infrastructure will reinforce Quezon City’s accessibility to a wider range of workforce, improve the convenience of intra-city travel and establish new commercial hotspots surrounding its stations,” Prime PHL said in a research note as reported by BusinessMirror.

The Unified Grand Central Station, located between SM North EDSA and Trinoma, will serve as a key interchange connecting four major transit lines: MRT-3, MRT-7, LRT-1, and the Metro Manila Subway. Once operational, the 13,700-square-meter hub is expected to become a major catalyst for urban growth.
For homebuyers and investors, this growing connectivity presents a compelling case for considering transit-oriented communities in Quezon City. Residential developments located near future rail stations are poised to benefit from greater demand and stronger long-term property values.
Among the communities well-positioned to ride this wave of progress are several DMCI Homes pre-selling and ready-for-occupancy condominiums. Projects such as The Erin Heights, The Crestmont, Infina Towers, The Oriana, and One Delta Terraces are located near key transport corridors, giving residents convenient access to Metro Manila’s evolving railway network.
The Erin Heights, located at Commonwealth Avenue corner Tandang Sora Avenue, is just steps away from the under-construction MRT-7 Tandang Sora Station.

In Aurora Boulevard, Infina Towers and The Oriana are conveniently located near LRT-2’s Anonas and Katipunan stations, and the proposed Anonas stop of the Metro Manila Subway.
The Crestmont along Panay Avenue, on the other hand, offers proximity to both MRT-3 and future Metro Manila Subway stations, with direct interchange access via the upcoming Unified Grand Central Station.
Another notable development is One Delta Terraces in West Avenue corner Quezon Avenue. This pre-selling project is near multiple railway lines, including MRT-3, MRT-7, LRT-1, and the Metro Manila Subway, giving future residents excellent access across the metro.
All these communities are located near key subway stations such as Quezon Avenue and Anonas. With the Metro Manila Subway running from Valenzuela to Taguig and extending to NAIA Terminal 3, the appeal of living in Quezon City grows even stronger especially for those who value time, convenience, and connectivity.
Beyond location, these DMCI Homes properties offer lifestyle-focused features such as expansive open spaces, resort-inspired amenities, and industry-first services like the RideShare Carpool Program, as well as Community Internet, to support work-from-home needs.

Quezon City also continues to be a stronghold for education, healthcare, and government services, reinforcing its role as a long-term investment destination.
With major infrastructure projects nearing completion and more demand shifting toward connected neighborhoods, the city is emerging as one of Metro Manila’s most promising places to live and invest in and DMCI Homes’ well-located communities are positioned to grow alongside this momentum.
